Preserve the Community We Love
Rancho Santa Fe is one of Southern California's most treasured rural communities. Its open space, low-density neighborhoods, scenic roads, equestrian heritage, and peaceful character are not accidental—they are the result of decades of thoughtful planning and community stewardship.
Today, that legacy is at risk.
A large-scale, high-density commercial senior living development known as Silvergate has been proposed at the northeast corner of Via de la Valle and Calzada del Bosque. If approved, this project would fundamentally alter the character of Rancho Santa Fe and establish a precedent for future high-density commercial development throughout the community.
We are asking community members and supporters to join us in urging decision-makers to reject the Silvergate proposal and preserve the unique rural character that defines Rancho Santa Fe.
What Is Being Proposed?
Silvergate is a for-profit, gated senior living community consisting of independent living apartments and cottages, assisted living residences, and memory care facilities.
The proposed development would include approximately 148–168 residential units on fewer than 24 acres, making it one of the densest developments ever proposed in Rancho Santa Fe.
The project has:
1. No end of life care (is not a long term solution).
2. No ownership / it’s a rental unit complex (no access to Covenant membership benefits and no equity).
3. No deposit refund to your estate.
The project would concentrate nearly 5% of Rancho Santa Fe's population on less than 0.4% of its land area, with more than six residential units per acre—over ten times the density that has long characterized the community.
Why This Matters
This proposal extends far beyond a single property.
If approved, Silvergate would introduce an intensity of development that is fundamentally inconsistent with Rancho Santa Fe's longstanding land-use pattern and rural identity. Residents are concerned that the project could:
- Increase traffic congestion on already busy roadways.
- Increase emergency vehicle activity and infrastructure demands.
- Introduce greater noise and commercial intensity.
- Change the visual character of a gateway into Rancho Santa Fe.
- Create pressure for similar high-density developments in the future.
Many residents also believe that preserving Rancho Santa Fe's unique rural setting is essential to maintaining the quality of life that has attracted generations of families to the community.
A Precedent That Cannot Be Undone
Approving Silvergate would not simply authorize one development; it could establish a precedent for future proposals seeking similar density and commercial intensity within Rancho Santa Fe.
Once that precedent is established, protecting the community's historic planning principles becomes significantly more difficult.
