Stop Salem St. Corridor Zoning! - NO DONATIONS

The Medford city council along with the Planning department and Innes Associates have passed a poorly researched piece of destructive zoning to the Community Development Board. There
has been no parking audit, no traffic study, no infrastructure audit and no community
engagement. This zoning will have a devastating impact on the
neighborhoods here that are already quite dense.
A traffic study from a developer of Salem St in 2022, showed 17,993 cars traverse Salem St in a 24 hour period that the volume grows at least 2 percent annually. That report also estimates that there would have been on average 90 car trips added by just their seven units.


Key issues with the planned zoning:
• 6+ story apartment buildings can be built as of right on 3k sq ft lots (down 70% from
current zoning.
• As an incentive to build, parking can be lowered to .8 spaces per unit in an area where car ownership averages 2 cars per household.
• Allowed by right uses in the new zoning include: dorms, shelters (Ed. Purposes),
Methadone clinics (Medical office as prior application shows), dog daycares (no
ordinance to regulate), hotels and research and testing labs.
• Allowed by special permit to CDB: pot growing, pot manufacture, pot retail and pot labs.
• Apartment buildings will be allowed by right on side streets as well. This ranges from 3 story (3-6 units) to 6+ story buildings.
• The buffer for a small home that is zoned next to this extreme density will only be
buffered by five feet and an eight foot fence.

This is outrageously dense and will destroy the quality of life of both current and future
residents. This area is an Environmental Justice area and this zoning will lead to displacement.
