Stop rezoning land from commercial to multi-family

The Issue

I am writing this petition on behalf of concerned residents of Mustang Ridge, TX living in the DR Horton community Durango, who are facing the potential rezoning of a vital piece of land (located at the northeast corner of HWY 183 & Gunnison Grove Ave) from commercial to multi-family residential use. This land is located at one of only two of our entrances into our neighborhood. This rezoning would significantly impact our community's daily life.

If this land is rezone to multi-family residential, we face the daunting prospect of increased traffic, noise, and pressure on already strained infrastructure. High-density living can lead to less privacy, with noise pollution from neighbors and shared outdoor spaces. 

Our neighborhood is not even fully developed yet. The roads and facilities currently in Mustang Ridge are simply not equipped to handle the demands and additional traffic that a multi-family residential complex would incur. If this rezoning is approved, the character of our community could be permanently altered, and not for the better. Current road conditions simply cannot sustain the influx of more vehicles, which will lead to safety issues and possible deterioration of the roads.

Moreover, the commercial zoning of this land offers long-term economic benefits that multi-family residential zoning does not. The establishment of commercial enterprises can bring jobs and opportunities to Mustang Ridge, contributing to its growth as a vibrant and sustainable community. Conversely, converting this land to multi-family housing provides short-term gains but lacks the economic foresight needed for our future.

I urge the local planning authorities and decision-makers to consider the long-term implications of such a rezoning decision. Our community's structural integrity, safety, and quality of life depend on maintaining its current zoning status.
