The Issue

Here we are again but a different area IN Cherokee County on Upper Sweetwater!!!

Living in Sutallee, Georgia, has always been a delight due to its tranquil environment and close-knit community feel. The peace and quiet offered by the serene surroundings is something many of us cherish deeply. Now, this cherished peace is under threat by a proposed development by Kolter Homes. A massive 900-home 55+ community is planned to be proposed off Upper Sweetwater Trail in White, GA (Cherokee). This development poses numerous concerns for our area, affecting not only the physical environment but also the quality of life for existing residents.


The current road infrastructure is already struggling to cope with existing traffic. Bringing in an influx of new residents could overwhelm the roads, severely impacting commute times and increasing the risk of traffic accidents. Furthermore, although the development targets a 55+ community, the surrounding areas, including our local schools, could see unmanageable strain due to increased usage of services, and amenities.

Environmental concerns also loom large with such a significant development. The introduction of 900 homes will place a massive burden on local ecosystems and wildlife habitats. Our lovely green spaces, essential for both wildlife and the community's mental health, would be disrupted, further stressing local flora and fauna.

Community identity risks being overshadowed by this extensive development, diluting the close-knit and cohesive culture we have worked tirelessly to build. Local businesses could also be negatively affected due to shifting demographics and increased competition from chains attracted by the new populace.

While growth and development are necessary for regional economic health, they must be balanced against their potential impacts. There are numerous alternative strategies that could be considered, including smaller-scale developments or improvements to existing infrastructure that would truly benefit and serve existing residents without compromising our quality of life.
