Stop inappropriate lot variance requests in Tarpon River

The Issue

Hello Neighbors and Concerned Residents of Fort Lauderdale,

I am writing to you as a fellow resident of Tarpon River, where I own a home on our peaceful street that has always maintained its unique charm and character. Recently, a proposal from New River Point LLC has emerged, seeking a variance from the existing zoning requirements in our beloved RS-8 district. This variance, if approved, will allow them to reduce the minimum lot sizes and lot widths, thereby altering the character of our neighborhood.

This proposal seeks to create a minimum lot size between 6,000 sq ft to 7,499 sq ft and a minimum lot width of 50 feet for multiple lots, whereas the ULDR section unequivocally mandates a minimum lot size of 7,500 sq ft and a lot width of 75 feet. This substantial variance of up to 1,500 sq ft per lot and 25 feet in width could lead to detrimental changes that affect the architectural coherence and value of our neighborhood.

We understand that variances are sometimes necessary, but they must be granted under specific conditions that clearly demonstrate a unique hardship attributable to the land; not simply to benefit developers at the cost of existing residents. The applicant, New River Point LLC, has not sufficiently demonstrated such hardship. It is imperative that these regulations are respected to ensure the preservation of our neighborhood’s integrity and continuity.

This change will not just affect the look and feel of our street but may also adversely impact property values, increase congestion, and strain local infrastructure. Regulations like these exist to keep our community harmonious and cohesive, protecting both our investments and our way of life.

It is crucial that we stand together to oppose this variance request and demand that any modifications to zoning regulations be made with full transparency, accountability, and in the best interest of all Tarpon River residents. Let’s keep Tarpon River the vibrant, welcoming community that we have grown to love.
