As a mother residing in Calhoun County, I am deeply concerned about the proposed high-density housing development on the Bellinger Property in Sandy Run. This massive rezoning plan threatens to change the very fabric of our beloved community—a rural haven cherished for its tranquility, open landscapes, and close-knit societal bonds. It puts at risk everything we hold dear about our home, and I urge you to join me in standing against this proposal.

The development on TMS# 021-00-00-012 brings with it a host of potential problems. One of them being that with two high density housing neighborhoods being proposed in the county,  our schools could easily reach capacity quickly. And with unfilled teacher positions in the school district at this time. Secondly, increased housing density can lead to higher traffic congestion, more pollution, and a decline in the quality of life as we know it.

Furthermore, many residents in other districts of our county—like Cameron, Fort Motte, and St. Matthews—are not fully aware of the implications this rezoning will have, not just environmentally, but economically as well. An expansion of this magnitude could substantially hike up tax bills and alter county services, leaving long-term negative impacts on our community.

High-density developments often occur without adequate infrastructure to support them, leading to inadequate water supply, sewer services, and emergency response capacities. The current proposal lacks detailed planning regarding these crucial aspects, and yet moves forward with alarming haste and little oversight.

I propose that we take a measured approach to growth, focusing on sustainable, community-driven developments that honor our rural heritage. Comprehensive impact studies should be required before any zoning changes, with full transparency and community involvement at every step.

The future of Calhoun County should not be put in jeopardy for short-term gains. Let us unite to protect the legacy of our community and ensure it remains a place where families can thrive.
