
United Utilities, the company responsible for water and drainage in our area, find the drainage plans not acceptable that where submitted by the developer, Twyd Valley. After reviewing the drainage strategy, United Utilities confirmed that the proposals have not properly investigated drainage options, and the plans fail to meet national drainage standards.
In reality, many developers, including Twyd Valley, try to cut corners by delaying expensive ground investigations until after permission is granted. They submit basic drainage proposals first, hoping to get approval with conditions and deal with serious issues later.
But this is not acceptable for a village like Banks, which is already known to be a flood-risk area.
We cannot afford for drainage and flood risks to be treated as an afterthought.
United Utilities have now made it clear that no building should begin until full and proper drainage investigations, including ground testing (BRE365), are completed and approved.
This seriously weakens Twyd Valley’s application and shows that they have not properly planned for the realities of building in a vulnerable area like ours.
This development would put our community at greater risk of surface water flooding, and it is clear that the plans submitted are not fit for purpose.
