All, Owens Glen is up for Subdivision Administration review this coming Monday, June 16th. The public cannot speak at this meeting, however, we need everyone to email the county their concerns no later than Friday, June 13th.
Reference file # 2025-106
This subdivision raises multiple concerns some of which are:
- Housing density
- The proposed density of nearly 4 houses per acre is inconsistent with both the Plan Greenville Comprehensive Plan and the Piedmont Plan. The Piedmont Plan specifically designates this as a rural area and recommends a density of no more than (1) house per (2) acres.
- SC Law 6-31-70 states that “A development agreement and authorized development must be consistent with the local government's comprehensive plan and land development regulations.” Approving a density that does not align with these plans would be a violation of this legal requirement.
- Road Safety
- The subdivision will create a substantial increase in traffic (I think they estimate 5 trips per house per day). Both roads are in poor condition, with hazardous potholes, sharp curves, no shoulders, no turning lanes, and no sidewalks.
- Flatrock Road is not wide enough for two vehicles to pass safely which is a safety concern should there be a fire or other emergency that requires a fire truck or ambulance.
- The original traffic study conducted on Owens Road did not account for the size and frequency of large trucks traveling to and from the county landfill, nor did it consider the significant increase in weekend traffic due to landfill use.
- These infrastructure limitations pose serious safety risks for both current and future residents.
Let Greenville County know that you Oppose Owens Glen and that it is time for them to stop the overdevelopment and start enforcing the Comprehensive and Area Plans that THEY paid money for. Let Greenville County know that we deserve better regulations regarding road conditions and safety.
