The Issue

Unit from residents’ house

Dear Councillor Morley,

We oppose the massive apartment building built between two homes at 63 Station Rd. Our aim is for this unit to remain a four plex. We are fighting and using our voice to stop redevelopment of high-rise condos and apartments next to residential homes in South Etobicoke.

While there have been development revisions such as reducing the unit count from an 8-plex to a 6-plex, they still do not meet our community’s requirements and concerns such as…

6-plex’s are not permitted in the South Etobicoke Ward.

Excessive Variances: Seeking major relief for side yard setbacks (80% too short), front lot (59% too short), and floor space index (42% over limit)

No Parking: This unit calls for 13 bedrooms (up to 26 occupants) with zero visitor or resident parking. The narrow street is already a high traffic area, which comes from local schools, the library, a parkette, and churches.

Drainage & Setbacks: Minimal soft landscaping and side yard pathways creates potential runoff and flooding onto neighbouring properties.

Illegal Loophole Strategy: The developer initially applied and was permitted for a 4-plex. Once construction began, they tried to bypass regular planning rules by pushing to expand first to 8 units, now to 6 units…Using minor variances to force through what is an apartment building.

The setbacks acceptable for a four plex should not justify an oversized apartment building. Let your voice be heard. Sign the petition.

Regards,

Concerned community members of South Etobicoke
