Stop Big Developer From Making More Zoning Changes in Oak Cliff

RE: New PD Subdistrict Zoning Change Requested by Developer of new 7 Story Apartment Building within PD 468

The entire square block of homes at N. Beckley, 5th Street, 6th Street, and N. Zang will be demolished.  A 7-story apartment building will be the replacement.  Current zoning allows this demolition.

The developer is seeking to change the classification of E. 5th St, E. 6th St, and N. Beckley from primary streets to side streets.

The developer is also requesting that the City remove the retail requirement in the current zoning.  However, after the loss of an entire city block of old houses, the ONLY redeeming quality to the surrounding neighborhood would be the addition of retail in this 7 story building.  Having shops that current residents could walk to would, at least, be a small consolation to this drastic neighborhood change.

Current zoning allows this demolition and the proposed building. What we CAN and NEED to fight: when this zoning was put into place, retail was a very important component - because this zoning was about bringing density AND services to the area to build a thriving, buzzing community that benefited the area.

Removing this particular zoning requirement would allow the developer to bypass dealing with retail and they would be free to focus on the more lucrative residential rental units.  It ONLY benefits the developer and would be a detriment to our neighborhood. 

Again - the current retail requirement in long-standing zoning is the only redeeming aspect of the project for our neighborhood.  Please sign this petition and do not let a developer take this requirement away from our neighborhood.  THANK YOU!!
