I am writing to bring to your notice discrepancies regarding the commencement certificate, occupancy certificates, and property taxes for Mohan Nano Estates, Ambernath West. 🏠❗
These certificates, issued by previous Chief Officers Bhalchandra Gosavi, Devidas Pawar, and Town Planners Vidyasagar Chavan, Prakash Muley, contain several inaccuracies. ⚠️🔍
Both the commencement and occupancy certificates for Mohan Nano Estates and Mohan Suburbia are incorrect as they lack essential project details such as project name, building name, wing name, and the number of approved buildings. 🏗️🔢
The occupancy certificate states a completion date of 2nd April 2016, which is false. ❌📅 We received possession in March 2021 due to construction delays caused by the pandemic. The occupancy certificate was issued without the Fire Department No Objection certificate, violating safety norms. 🚒🚫
Moreover, the environmental clearance date mentioned in the occupancy certificate is incorrect; it states November 2019, but it was actually granted on 20th May 2022. 🌳📅
As per previous discussions with Mr. Prashant Rasal, the occupancy certificate is valid only after the environmental clearance is issued, and property taxes are applicable only after that clearance. 🔑💡
We request that the property tax assessments be corrected and applied from May 2022. 💸✅
Additionally, the conveyance deed is still pending, meaning the builder, Mohan Lifespaces LLP, remains responsible for paying property taxes until its completion. 📜🏢
We would also prefer property tax payments to be made through the online portal maintained by the Government of Maharashtra. 💻🌐
