Corruption by Ambernath Municipal Council Chief Officers and Town-planners.
- Ambernath Municipal council are issuing fake commencement certificate without mentioning projects details, building details and other necessary information which are mandatory as per Building Construction applicable norms.
2. Ambernath Municipal council are not collecting necessary construction fees such as Development fees, scrutiny fees, FSI fees, premium FSI fees, commencement fees, commencement extension fees causing huge and multi crores revenue losses to Government of Maharashtra.
3. Ambernath Municipal council are issuing fake occupancy certificate without mentioning buildings details and without checking building construction.
4. Ambernath Municipal council are not collecting property taxes causing huge revenue losses to Government of Maharashtra - before issuing property taxes Ambernath Municipal Council should rectify the fake Commencement certificate and occupancy certificate and provide us correct Commencement Certificate and Occupancy Certificate.
5. Ambernath Municipal council is allowing fraud Builders and Architects to construct buildings without Environment clearance certificate. - 6. Ambernath Municipal council is issuing fake occupancy certificate to builders and Architects without Fire Department No Objection certificate.
Corruption, malpractice, fraud, scam by Mohan Lifespaces LLP, Sales Manager Prashant Rai and Architect Thorat Mathew and Associates
1. Builders and Architects are constructing buildings without paying necessary Government applicable fees such as Development fees, scrutiny fees, FSI fees, premium FSI fees, commencement fees, commencement extension fees causing huge revenue losses in crores to Government of Maharashtra.
2. Builders and Architects are constructing buildings on fake commencement certificate.
3. Builders are issued fake occupany certificates without Fire Department No Objection certificate.
4. Builders are denying to repair issues faced by Flat owners due to poor, inferior construction, structural defects and poor workmanship.
5. Builders are not paying maintenance against unsold flats which is applicable as per by-law and owners have to pay extra maintenance to meet society expenses.
Negligence by NAREDCO: National Real Estate Development Council.
NAREDCO failed to do due diligence of fake Commencement Certificate issued by Ambernath Municipal Council and approved the building project to be registered on MahaRERA.
Negligence by MahaRERA Authorities:
1. MahaRERA issued Rera Registration certificates on fake commencement certificate nowhere Project name is mentioned, nowhere number of buildings are mentioned, nowhere buildings wing are mentioned in fake commencement certificate issued by Ambernath Municipal Council.
2. MahaRERA issued Rera Registration certificates to 32 building against fake Commencement Certificate.
3. MahaRERA failed to authenticate fake occupancy certificate.
4. MahaRERA failed to check fraud architect Thorat mathew and associates.
5. MahaRERA failed to check if necessary Government Fees are paid against construction of 65-70 buildings and club houses.
We hereby request to look into grievance, concern of Mohan Nano Estates and resolve our grievance at the earliest we are following since April-May 2023.
