This petition is a neighborhood response to the discovery of 1627 Rainier Avenue being recently sold to PACA$O, a relatively new 2020 billion-dollar LLC company that specializes exclusively in the “co-ownership” of properties to circumvent strict Napa rules on short term and time share rentals.

PACA$O specializes in co-ownership or fractional (timeshare) home ownership.

1627 Rainier Ave recently sold after nearly 3 years of remodeling for $1,130,000.

PACA$O plans to sell 1/8th ownership to 8 prospective buyers for $184,000 each.

         ** The new owners will be able to use the property for 44 days a year.

          **With no stay over 2 weeks

·        The city of Napa has tried to stop timeshares and legally regulate a limited number of the existing ones.

PACA$O is attempting to use the term: CO-OWNERSHIP as a get around the timeshare regulations. 

THIS IS A COMMERICAL DEAL IN OUR  NEIGHBORHOOD ABOUT OUR NEIGHBORHOOD!!

RAINIER AVENUE is a multi-generational working-class neighborhood, with many original owners of 40 years and more.  We feel that allowing PACA$O to gain a foothold will dramatically change the community.

This business model, if successful will have 8 fractional owners (timeshare owners) coming and going along with support services on a busy family street with lots of children at play. 

ST HELENA is currently in court trying to stop PACA$O from any further growth.

YOUNTVILLE is attempting to preempt fractional home ownership.

THE CITY OF NAPA has gone through this in Browns
Valley a few years ago- it was a long-drawn-out process.  Help save Napa neighborhoods.
