ARIZONA – NO SHORT-TERM RENTAL REGULATIONS
We’re seeing an unprecedented move in Arizona, where senators voted early this month to block local governments from restricting vacation rentals in any way.
The legislation specifically says that counties, cities, and towns cannot use the fact that a short-term rental is not classified as a hotel to prohibit or restrict vacation rental properties.
It’s a bold call! But no restrictions doesn’t mean no regulation: vacation rental owners in Arizona are still required to pay taxes to their city and to the state, and laws are on the books ensuring that neighborhoods with vacation rentals are protected in terms of health and safety.
For example, Arizona requires vacation rentals to conform with local laws like fire and building codes, and vacation rentals are prohibited from housing sex offenders, selling illegal drugs, or creating or providing any ‘adult-oriented business.’
