
Update on the Mt. Pleasant Development Appeal
The developer of the proposed six-story supportive housing project at 338–352 Mt. Pleasant Avenue is appealing the Village Building Department’s July 2025 denial. Their lawyer claims that a May 2024 inspector’s opinion—never appealed—should lock the Village into allowing the project. (We never received information in May only from the planning board in June.)
But the July 2025 inspector correctly recognized that the 2024 opinion was a mistake. Supportive housing with onsite services is not the same as multifamily housing permitted in this zone. If the Zoning Board accepts the developer’s argument, it would set a dangerous precedent:
• One inspector’s misreading of the law could permanently override the Village’s zoning code.
• Future developers could use this tactic to push oversized, inappropriate projects anywhere in Mamaroneck.
• It would tie the Village’s hands, preventing officials from ever correcting an error—even when it harms the community.
The Zoning Board should uphold the denial, and require the developer to work within the Village’s zoning laws.
(that area is only for homes/multifamily, height not allowed, parking requirements, affordable housing can only consider finances and no other factors/1000 feet is protected/land use was never approved)
The Board will decide at its September 4, 2025 meeting at 7:30 PM (Village Courtroom, 169 Mt. Pleasant Ave).
