Denver Community Planning & Development: Say NO to Re-Zoning Historic Park Hill

The Issue

The Greater Park Hill Zoning Chair notified our family that the new owners of 5315 Montview are applying to re-zone their property. They have plans to divide and develop the garden portion of the property. According to the City Zoning Code, amended in 2010, the property does not qualify as zoned U-SU-H and would need additional variances based on the setback requirements. However, they are filing the application with the Planning Department. If the City decides not to uphold the Zoning Code which was instated 5 years ago, it is absolute that a precedent will be set and many of the 10,000sf+ properties along Montview and in Park Hill will be threatened with subdivision and development. A representative of the Planning Department asked that we share our opinions with our District Representative Chris Herndon (christopher.herndon@denvergov.org).
