Say No to Rezoning for Dense Development at Thomas Farm at Bristow Station
The Issue
As a resident of Bristow or Nokesville, I strongly oppose the proposed development Thomas Farm at Bristow Station. I urge the county to vote against this development for the following reasons:
Density Concerns: The proposed housing is too dense for the available land, leading to overcrowding and a significant reduction in the quality of life for current and future residents.
Impact on New Bristow Village: The proposed cut-through at New Bristow Village will have a tremendously negative impact on its residents and the community as a whole. It will result in an unsafe, heavily trafficked thoroughfare through the heart of our community, endangering pedestrians and diminishing the neighborhood's livability.
Flawed Traffic Study: The traffic study presented is tremendously flawed and biased. It fails to accurately reflect the true impact of the proposed development on local traffic conditions.
Overwhelming Growth on Route 28: The recent approval of numerous construction projects on Route 28, including the expanded airport, new warehousing, Bristow Crossing, data centers, and more, has already created an unreasonable amount of growth. The traffic impact studies for the Thomas Farm development do not account for these new factors, rendering them null and void.
School Overcrowding: The Nokesville School (TNS) is already over populated and this development will add more students to TNS. The projections for middle school are suspiciously low. The less than $700K proffer for Prince William County Schools will not begin to cover the impact of the additional students brought by the Thomas Farm development.
Developer's Integrity: The developer has a history of manipulating the truth and is not the type of business the county should support. Their track record raises serious concerns about their commitment to honest and transparent dealings.
Comprehensive Plan Issues: The comprehensive plan appears to lack consideration for future developments in this area. Residents who previously purchased homes here feel betrayed, as our housing decisions were based on a comprehensive plan that continues to be unreasonably rezoned, undermining our trust in the county's planning process.
In light of these concerns, I strongly urge the county to vote against the development at Thomas Farm. It is essential to prioritize the well-being of current residents and ensure that any future developments are sustainable, transparent, and considerate of the community's needs.
