This letter is in regard to the Sherrelwood Village Filing No. 2 (PRC2020-00010 & PLT2020-00015).
Please don't allow the rezoning of 7996 and 8000 north Pecos street from it's current zoning of R-1-C (single residential/commercial use) into high-density residential. There are several reasons for this. To begin, the density of this development on such a small acreage will cause a considerable amount of increased traffic at an already stressed intersection at 79th and Pecos, along with an increase of traffic commuting on Pecos itself.
The 47 townhomes that are slated to be installed are three-stories high and will have a barrier wall running down Pecos along the length of the development. These imposing structres will block out the public view of the surrounding Sherrelwood Park. Delwest anticipates anywhere up to 5 people per unit, yet they are only providing parking for two. This is going to increase overflow parking in the surrounding neighborhoods whenever these units do fill to capacity or have any visitors.
The former Children's Outreach Project is one of the last monolithic dome structures around the country and could be a terrific community amenity belonging to Sherrelwood. The structure itself is intact and only requires light restoration to become functional once again. A maintenanced landscape and revitalized "spaceship house" welcoming the neighborhood down into the park would be a much better suit for this small community. We urge you to reclaim the property or insist that Delwest incorporate it into their plans.
Please consider the comments coming in from your residents about this project. It's an important matter to our community and your decision is being anticipated by many. Once again I ask of you to reject the rezoning and demolition permits for this building.
