I spoke to an arborist yesterday with over fifty years of experience working with trees. He assessed the tree as around 100 years old.

He stated that beech tree roots grow near the surface of the ground and confirmed the roots woud be damaged by the building of a house next to it. Therfore, even though the tree trunk would not be touched and the tree would appear undamaged by the building. The beech tree's root system would be comprised and the tree would die.
