We thought you all should see the letter recently sent to our County Commissioners and others regarding the recent Notice of Violation sent by New Hanover County to Copper Builder's owner Wade Miller. We have also attached the NOV letter sent on April 14th, describing the violation and demanding the structure be removed.
Dear Commissioners,
We are writing to bring to your attention a matter of public record that may be of significant interest to you, as well as the residents of New Hanover County, particularly those following the development of the proposed Hilton Bluffs project by Copper Builders.
According to official documents from the New Hanover County Planning & Land Use Department, Copper Builders, through Mr. Wade Miller, has received a Notice of Violation (NOV) regarding activities at a property located in the 4900 block of Castle Hayne Road (parcel R00900-001-001-000). The NOV, dated April 14th, cites the placement of a structure and associated solar structure without obtaining the necessary building, zoning, floodplain, and CAMA permits.
The specific violations, as outlined in the county's Unified Development Ordinance, include developing property or a structure and occupying or using land or a structure without first obtaining all appropriate permits or approvals. Additionally, the notice details violations related to development activity within a Special Flood Hazard Area and placement of a structure within a CAMA Area of Environmental Concern.
While this may seem like a routine regulatory matter, it raises some important questions. The Hilton Bluffs project is a development of considerable scale, and community members have expressed understandable concerns about its potential impact on the environment, infrastructure, and the character of our area. Mr. Miller, representing Copper Builders, has stated his commitment to being a trustworthy developer who cares about the community.
This recent Notice of Violation, however, may lead some to question whether the developer's actions align with those assurances. Specifically, the fact that work commenced without proper permits, especially in a sensitive area like a floodplain and CAMA zone, could be seen as a lapse in due diligence and adherence to local regulations.
It is crucial for our community to be fully informed about all aspects of this development, including any potential missteps along the way. A developer's willingness to strictly adhere to regulations, even in the early stages of a project, can be an important indicator of their overall commitment to responsible development.
It is our hope that by shedding light on this issue, we can encourage transparency and ensure that all development in our community, especially projects as significant as Hilton Bluffs, proceeds in a manner that is both compliant and responsible.
