SAVE MONA VALE from Government Low Mid-rise plan for 6-8 storey and higher density unplanned over-development.
- Unplanned over-development will adversely impact Mona Vale mixed-use village centre, its strategic employment, business and service role and much of the surrounding suburb.
- Mona Vale doesn't have sufficient public transport, infrastructure and services to accommodate a doubling or more of population.
- Mona Vale needs a centre masterplan prepared by Council, informed by genuine community engagement with upfront funding and high-level provision of public transport and local infrastructure. In line with Council advice no further mid to high-rise rise housing "up-lift" of Mona Vale mixed-use employment, business and service centre is warranted.
- Council's previous good work on a new Mona Vale Place Plan (masterplan) has been undermined by Government Low Mid-Rise un-planned over-development.
- Government imposed one-size-fits-all, unplanned density combined with inadequate public transport, limited main road access, local infrastructure deficits and lack of basic civil works is not "density done well" or sustainable planning at all.
- Government Low and Mid-rise (LMR) Housing rules don't consider Mona Vale's environmental context, tree cover, hazards, existing built form and significantly constrained capacity of public transport, urban infrastructure, main roads and waste water treatment.
- No high-capacity mass transit: The existing B-line bus service is not a full Bus Rapid Transit (BRT) service but merely an enhanced bus service that wasn't designed to facilitate additional housing density and development in Mona Vale or along its corridor to the city.
- The NSW Government's Low Mid-rise, top-down re-zoning of Mona Vale has undermined existing Council strategies and substantial local community involvement in the development of those strategies.
- Council's Tree Canopy Plan, Local Environmental Plan, DCP and Housing Strategy would be over-ridden.
- NO mid to high-rise housing "up-lift" is warranted in the Mona Vale mixed-use village employment/business centre because there is no high-capacity transit, it's not strategically designated as a housing growth area and thus exempt from Government mid-rise housing "up-lift". Current centre planning controls, including affordable housing bonuses, already allow for a range of mixed use and shop-top housing development of sufficient mid-rise scale and building height.
- Warriewood Wastewater Treatment Facility needs urgent upgrading to meet capacity and environmental requirements.
- Mona Vale and Pittwater are already facing over-development beyond the area's public transport, infrastructure and environmental capacity.
