Key Issues to add to your Email to planning.services@powys.gov.uk

• Croesawdy property and surrounding land in which it resides in NOT part of the current Local Development Plan, ie. NOT ear-marked for housing.

• Croesawdy is also NOT mentioned in any of the Housing & Future Development of the Planning Polies within the Newtown & Llanllwchaiarn Place Plan Pgs 41-45,

• Croesawdy is part of the Newtown & Llanllwchaiarn Town Councils "Place Plan" (business plan), in which it denotes on Pg. 34 Pt.14 New Road is listed as being part of the character and heritage of Newtown. A photo of Croesawdy is also shown as evidence. The Civic Society also provided character area surveys of the same area.

• The Place Plan: list of appendices Pg. 4 - Croesawdy is mentioned as one of the 25 buildings the public deemed through surveys and community drop in sessions, when collating data for the Place Plan as being a 'building/structure of significance to the local community'. Also see Pg. 37 pt. CH-c, d & e - it refers to the appropriate developments that facilitates the re-use of such buildings/structures.

• The Newtown & Llanwchaiarn Town Council Place Plan was ratified and agreed by Powys Council County in July 2021. So they too agreed Croesawdy and New Road were areas to be protected and of significant interest to Newtown Residents.

• Unfortunately, Newtown has already lost one of those properties within the Plan Place deemed to be worth protecting and was demolished in Dec 2021 - Bethan Chapel also on New Road. This was due to Lack of Town & County Council early intervention to save this property resulting in its 221 years demise.

• Again within the Place Plan: Pg. 37 pt. CH-a states: "All new development and redevelopment with Newtown and Llanllwchaiarn should contribute positively to the character & local distinctiveness of the character area.

• On Pg. 45 pt. HF2 & 5 - denotes NO mention of the Croesawdy land being part of the LDP2 discussions
