in August 2025 Romanin/Beachwood Development Inc had been negociating new terms and a new agreement with the Town of Wasaga Beach (link to the new agreement) to allow the new West End Flood Channel to go accross his land, and in December 2025 a New Official Plan Amendment was submitted to the Town as a 4th Submission Material.

Key Amendment Details: Town of Wasaga Beach Official Plan

1. Purpose of the Amendment

The amendment redesignates approximately 5.88 hectares of land from "Residential" to "Residential – High Density" and "Open Space".
It enables the development of a Vacant Land Condominium with:Townhouse units
Two condominium buildings
Common element open space areas
A park block (including a municipal drainage block)
A stormwater management pond
A total of 214 residential units are proposed.
2. Location

The site is within the settlement boundary of Wasaga Beach, adjacent to the built boundary.
Frontages: ~485m on Beachwood Road, ~20m on Shore Lane, ~151m on Betty Boulevard Extension (not yet built).
Legal description: Part of Lot 34, Concession 3, Town of Wasaga Beach, County of Simcoe.
Total area: ~5.88 hectares (14.52 acres); development area: ~5.40 hectares (13.34 acres).
The site is currently vacant with no previous uses.
3. Basis and Rationale

The amendment allows for intensification and development of an underutilized parcel within a designated growth node.
The proposed density:Townhouse units: 44 units/net residential hectare (slightly above medium density threshold of 37)
Condominium buildings: 63 units/net residential hectare (below high density threshold of 74)
Overall: 54 units/net residential hectare
The amendment is required because high density residential uses are not pre-designated in the Plan and must be implemented through an amendment.
Parkland and stormwater management areas are to be designated as "Open Space".
4. Amendment Details

Schedule “A-1” (Land Use Plan) is amended to redesignate the subject area from "Residential" to "Residential – High Density" and "Open Space" as shown on Schedule “A”.
The amendment follows the implementation and interpretation provisions of the existing Official Plan.

Example Implementation:

The Town will update its Official Plan maps and policies to reflect the new designations.
Developers can proceed with applications for the proposed condominium and townhouse development, subject to municipal approvals and servicing.
The Open Space designation ensures parkland and stormwater management features are protected and integrated into the community.


Please note this new Official Plan Amendment has not been approved yet, and I doubt it will be approved before November 2026 municipal election, but Tony Romanin is still pursuing his development project, so we need to stay alert and keep fighting it.
