Hello Save Beachwood/Save Brocks Beach petition supporters,

Some of you may have noticed a big sign "For Sale" on the south side of Beachwood Road, west of 75th Street.

This is indeed a 13.71 acre development lot for sale for $10,350,000.

It is located in front of the Romanin/Beachwood Development Inc lot, and It also includes some wetlands.

This lot was for sale a few years ago for around $6M and was purchased. Last I knew, a couple years ago, it was owned by The Beachwood Terrace Limited Partnership, with major investor being Mayan Global Limited (based in Dubai) planning to build 200+ units residential luxury townhomes. I don't know who the current owner is.

Despite the fact that this property is currently zoned Service Commercial (CS) with a Hold in Town of Wasaga Beach Comprehensive Zoning Bylaw 2003-60, not Residential (R), the realtor advertise is as a residential development lot and the listing description says that "Zoning permits a mix of Low and Mid-Density residential with flexible development potential featuring a mix of Detached, Semi-Detached, townhouses or Block townhouses." which is false advertising.

However, this property is part of the new Sunset District, a strategic growth area, with a denomination of "Neighborhood" zoning in the new Wasaga Beach Official Plan, and the Town will certainly approve a zoning amendment change to mid and high density residential, as it is part of their population growth strategy for this area (or eventually mix-used residential/commercial)

South of this property the land is owned by the Town of Wasaga Beach and a Water Tower depot is planned to be built there. It will be required with all the developments planned in the West End.

There are currently 5 major residential developments planned on the Wasaga Beach West End, along Beachwood Road and the Brimont development at Mosley/Lyons Court, for an approximate total of 2,000 units, which is not sustainable, especially as all of those lands are covered with wetlands and woodlands, and that is not what the residents want.

Therefore, the fight is not over, and I encourage you to keep promoting this petition to your network.
