

Hello Save Brock's Beach/Save Beachwood supporters,
Sunray Living has submitted a subdivision development application with amendment to Official Plan and Zoning by-Law, at 8859 Beachwood Road and 65 Robert Street in the West End of Wasaga Beach.
The proposed official plan amendment would re-designate the subject lands from “Residential” and “Natural Heritage System Category 1” to “Residential”, “Medium Density Residential”, “High Density Residential”, “Open Space” and “Natural Hazards”. The proposed Official Plan Amendment would also amend Schedule ‘D’ of the Town’s Official Plan to remove the ‘Natural Heritage System Category 1 and 2 lands’ overlay on the subject property. Further, the Official Plan Amendment would establish new maximum density permissions within the medium and high density residential designation.
The proposed Official Plan Amendment and Zoning By-law Amendment is to facilitate a residential development consisting of a total of 510 units:
- 146 apartment dwelling units (two 6-storey apartment buildings, each consisting of 73 units)
- 322 townhouse/back-to-back townhouse dwelling units
- 42 semi-detached dwelling units
Major issue is a very significant part of this land is covered with wetlands which the developer just want to totally destroy, fill and build on top of it, which would have a very damaging impact on environment, flooding, water quality, wild life, public health and safety and Georgian Bay water pollution. There are currently high/Medium Density developments proposed in the West End, all of them include some Natural Heritage wetlands and woodlands which should be protected.
Other major issue is impact on traffic. There is presently 4 subdivisions development proposed on the West End for a total of 2,000 units, meaning thousands of incremental cars on Beachwood Rd and Mosley St, which is unsustainable as the West Secondary Public Workshop in June demonstrated.
There are others issues at play but my comments mainly focus on those 2 for now.

The Town hosted a public meeting on July 29 about this development, several individuals spoke in opposition to the project, and I did submit my comments in writing to the Town Mayor, Council and Planning staff, to be included in the public feedback.
