HELP SAVE THE MAVERICK SALOON AND THE BUSINESSES OF THE SANTA YNEZ VALLEY

The Issue

AS A COMMUNITY WE NEED YOUR HELP TO SAVE THE FUTURE OF THE MAVERICK SALOON AND THE FUTURE OF SMALL BUSINESS OWNERS OF SANTA YNEZ

The FUTURE of the Maverick Saloon is in jeopardy from the approved Thompson Housing LLC development of 23 low income housing units which will be directly next to the Maverick Saloon.

As a community, WE STILL NEED YOUR HELP! Unfortunately, THE COUNTY OF SANTA BARBARA ALLOWED US ONLY 10 DAYS TO APPEAL THIS PROJECT BUT THE FIGHT IS STILL NOT OVER. THE MORE PEOPLE WHO ARE AGAINST THIS PROJECT SPEAKS VOLUME TO STATE OF CALIFORNIA AND TO THE COUNTY.

WE NEED THE COMMUNITY AND THE PEOPLE WHO LOVE THE VALLEY AND ITS MERCHANTS TO RISE UP AND SIGN THE PETITION AGAINST THE THOMPSON HOUSING LLC PROJECT. YOUR SIGNATURE IS IMPERATIVE PLEASE SIGN

The Maverick Saloon est. in 1906, is still going strong and is a staple in the Santa Ynez Valley. It is a historical landmark and is one of the few road houses remaining in California. The Maverick Saloon is not just a bar, it is the life and the heart of the Santa Ynez Valley. It provides locals and out of towner's with entertainment and so much more!

Once the residents move into the Thompson Housing LLC. property they will eventually complain about NOISE, TRAFFIC, AND AUTOMOBILE LIGHTS. This will ultimately cause the Maverick Saloon to go out of business or change business hours in order to accommodate the residents of the Thompson Housing LLC. development.

Please see Santa Barbara County 3.10 Noise Ordinance;

Local ordinances include "quiet times." A typical ordinance prohibits loud noises between 10 p.m. and 7 a.m.

WHY WOULD THE COUNTY OF SANTA BARBARA APPROVE LOW INCOME HOUSING DIRECTLY NEXT TO A BAR? ESPECIALLY IF THE COUNTY OF SANTA BARBARA IS WELL AWARE THAT THESE PEOPLE WITH “SPECIAL NEEDS”, AS THE SANTA BARBARA COUNTY DESCRIBES IN THEIR PENDING APPROVAL LETTER;

"One hundred percent of the units, excluding the manager's unit within the development would be dedicated to lower income households (eighty percent area median income or lower). Twelve units will be rented to veterans, persons living with developmental disabilities, and seniors (60 years or older) who are homeless, as defined by Section 11302 of Title 42 of the United States Code

Social workers, medical professionals, and other services providers would use the office and meeting room to provide onsite supportive services to the residents. Supportive services may include but are not limited to case management, medical and mental health care, employment counseling, and benefits advocacy. United Way of Northern Santa Barbara County will coordinate supportive services provided by three main service providers"  (County of Santa Barbara Planning and Development).

CLEARLY THESE RESIDENTS WILL NEED MORE HELP THAN THE COUNTY OF SANTA BARBARA CAN GIVE THEM. THEIR SOLUTION, BRILLIANT! LETS PUT A MENTAL FACILITY DIRECTLY NEXT TO A BAR. MAKE THESE PEOPLE THE VALLEY’S PROBLEM, NOT SANTA BARBARA COUNTY’S PROBLEM.

OF COURSE THE SANTA YNEZ VALLEY DOES NEED LOW INCOME HOUSING IN ORDER TO BETTER ACCOMMODATE OUR VETERANS, PERSONS LIVING WITH DEVELOPMENTAL DISABILITIES, AND SENIORS (60 YEARS OR OLDER) WHO ARE HOMELESS. HOWEVER, PUTTING THESE LOW INCOME HOUSING UNITS DIRECTLY NEXT TO THE BUSIEST BAR AND NIGHT CLUB IN THE VALLEY IS THE WORST IDEA EVER. ESPECIALLY BECAUSE IT IS NOT FAIR FOR THE RESIDENTS WHO WILL BE LIVING IN THESE UNITS FOR THE REASONS PREVIOUSLY STATED; NOISE, LOUD MUSIC, LATE NIGHTS, TRAFFIC, AND AUTOMOBILE LIGHTS. THESE RESIDENTS WILL HAVE TO DEAL WITH THIS ON A DAILY BASIS.

The Thompson Housing LLC. project NEEDS to be relocated to a MEDICAL OR INSTITUTIONAL ZONED PROPERTY. The property next to the Maverick Saloon is ZONED C2 RETAIL COMMERCIAL, NOT MEDICAL.

The residents from the Thompson Housing LLC property NEED TO BE CLOSE TO MEDICAL CLINICS AND HEALTH SUPPORT PROFESSIONALS. NOT A NIGHT CLUB!

How is the County Of Santa Barbara and the state of California going to maintain this percentage of mentally ill and homeless residents and manage their residents' safely as well as the safety of the Santa Ynez communities when it is directly next to a bar?

WHAT WE DO NEED NEXT TO THE MAVERICK IS A COMMERCIAL BUILDING WHO SUPPORTS LOCALS AND THEIR FUTURE BUSINESSES

*Thompson Housing LLC WILL ELIMINATE THE COMMERCIAL PROPERTY POTENTIAL IN SANTA YNEZ

*THE COMMERCIAL PROPERTY VALUES IN SANTA YNEZ WILL NOT REACH ITS FULL POTENTIAL DUE TO THE THOMPSON HOUSING LLC PROJECT.

WE NEED THE COMMUNITY AND THE PEOPLE WHO LOVE THE VALLEY AND ITS MERCHANTS TO RISE UP AND SIGN THE PETITION AGAINST THE THOMPSON HOUSING LLC PROJECT. YOUR SIGNATURE IS IMPERATIVE PLEASE SIGN.
