Shared Ownership Leaseholders And Tenants Are Prevented From Buying Full Shares In Homes
The Issue
- Housing Associations Are Avoiding Membership Of The "Homes and Community Agency". This Prevents Tenants From Taking Part In The "Right To Acquire" The Homes They Are Renting.
- Shared Ownership Leaseholders And Tenants Are Paying Increased Rents And Service/Communal Charges That Are Equal To Or Are More Than Their Mortgage Repayments. This Makes Affordable Homes Unaffordable And Prevents Leaseholder/Tenants From Staircasing Up And Buying The Full Shares In Their Homes.
- Nationally MP's/Councillors Have Not Recently Scrutinised What Housing Associations Are Doing Even Though The Housing Corporation Have Created The Shared Ownership Scheme To Ensure That Affordable Homes Are Affordable. Rents Are Increased By The Housing Associations Without Any Planned Financial Process To Ensure Leaseholders/Tenants Staircase Up Or Acquire Their Homes.
- Housing Associations Reap The Profit AND Prevent Shared Ownership Leaseholders And Tenants From Buying The Full Shares In Their Homes.
- Housing Associations Reinvestment Is Not Reflected In The Amount Of New Build Or Renovated Properties They Provide And Make Available. They Raise Rents And Are Not Reinvesting In The Provision Of Homes That Are Required In The Time Needed.
- Housing Associations Investment Portfolios Includes Shared Ownership Homes Because Shared Owners Who Should Fully Own Their Homes Are Stopped By The Failed Policies.
- Housing Associations Are Keeping Properties On Their Portfolios And Are Not Members Of The Homes And Community Agency. The Lack Of Membership Prevents The Release Of Rented Homes They Should Release To The Tenant(s) With The "Right To Acquire".
- Housing Associations Are Raising The Rents And Stopping The Chosen Ownership Process. The Sales Pitch Given To Shared Owners And Tenants At Initial Purchase Gives A Timeline To Staircase Up. This Is Not Being Kept Or Reviewed By The Housing Associations Or The Housing Corporation Or MP's. Because Of The Lack Of Promised Reviews By Housing Associations The Time Taken For Shared Owners To Staircase Up Means That Shared Owners/Tenants Can Only Afford A Small Share Or Small Mortgage.
- Equity In Properties Is Used By Housing Associations But Not Made Available To The Leaseholders To Fully Own Their Homes, Or For Tenants To "Acquire The Right" To Buy.
- This Petition Asks The Mayor of London To Intervene To Stop Housing Associations Taking The Profits For Themselves.
- This Petition Asks The Mayor Of London To Stop Housing Associations From Preventing Full Home Ownership By Shared Owners And Tenants With Their Current Policies Of Preventing Full Ownership.
- Housing Associations Are Supposed To Be Non-Profit Making.
- Housing Associations Are Not Passing The Profits They Make On To The Shared Owners By Giving Them The Full Discount.
- This Petition Asks The Mayor of London To Intervene To Enable Leaseholders/Tenants To Fully Staircase Up.
- This Petition Asks The Mayor of London To Intervene And Also Give Tenants The Opportunity To Buy Shares In Their Homes Under The "Right To Acquire".
- SHARED OWNERS HAVE TO PAY ALL OF THE MAINTENANCE AND REPAIR COSTS FOR THEIR HOMES EVEN IF THEY OWN THE MINIMUM OF SHARES. Added To That Cost Is The Service And Communal Charges And Additional Communal Costs As And When They Arise.
- Shared Owners Should Be Offered A Discount To Buy The Full Shares In Their Homes Based On The Length Of Time They Are Shared Owners. Example: Shared Owners Of 3 - 5 Years Should Receive A Discount Of 50% The Reason For That Discount Is That They Have Already Paid Rent And Service Charges Of A Particular Value Combined With Their Mortgage Repayments. AND Shared Owners Of 10 Years Should Receive A Discount Of 95% For The Same Reason. The Remaining 5% Would Pay For The Legal And Administration Costs To Complete The Transfer Of The Discount.
- Please Sign This Petition To Stop All Shared Ownership Homes From Becoming Unaffordable Because Of The Lack Of Rent Reviews Of Housing Associations.
- This Petition Asks The Mayor of London To Intervene To Also Stop Housing Associations From Making Profits That Stop Leaseholders And Tenants From Being Full Home Owners Nationally.
- The Rent Is Supposed To Be Replaced By The Mortgage. Housing Associations Are Stopping That Process By Increasing The Rents To Stop Shared Owners From Owning More Or The Full Shares In Their Homes.Thank You.
