Say NO to 54 apartments and 15 townhouses at 0 Brandon Avenue
The Issue
Tell the Roanoke City Planning Commission and City Council to reject the rezoning proposal for 0 Brandon Avenue that would allow 54 apartment units and 15 townhouses for the following reasons:
1. Increased traffic at an already busy intersection.
2. Increased traffic in an area that is going from 4 lane to 2 lane in July, 2021.
3. No left exit out of development, resulting in u-turns and turn arounds to proceed that direction.
4. Questionable whether the corner at Brambleton and Brandon is a neighborhood village which would allow multi-housing zoning. Existing neighborhood villages include Grandin Road and Crystal Spring.
5. Issues about storm water management and drainage not addressed.
6. Murray Run runs through the property. Murray Run is an impaired stream as defined by DEQ. The site disturbs more than one acre and thus should be protected by state requirements. Murray Run is also part of a Greenway plan extension.
7. The City's latest comprehensive plan states, “every neighborhood should be an active participant in determining it’s future”, and “involve neighborhood organizations, civic groups, and businesses in the development and implementation of neighborhood plans.” In 2017, this very proposal minus the townhouses generated 500 petitioners against the rezoning.
