Timeline:

  • February 2, 2024 - 204 Walnut St, Red Bluff CA building was listed for sale
    February 7, 2024 - The Chew family notified the City of Red Bluff, Planning Department, Zoning authority, and the potential buyer: RESOURCE CONSERVATION DISTRICT OF TEHAMA COUNTY. For the primary reason office is not suitable for this site based on its original construction, any permits issued on this building should consider the magnitude of impact on potential designation to be registered as a National Historic Landmarking, alterations would be irreversible based on being triggered from an alternative use.
  • February 8, 2024 - The Chew family arrived in-person first at 9 am and followed by 12 pm to meet with the RESOURCE CONSERVATION DISTRICT OF TEHAMA COUNTY to review their email advising them not to use the building for office and reconsider another site. The Chew family offered to purchase the building and lease it back in order to preserve the interior. By 1 pm, the RESOURCE CONSERVATION DISTRICT OF TEHAMA COUNTY inspected the buildings residential living quarters and retail space.
    February 8, 2024 - An offer was submitted by the RESOURCE CONSERVATION DISTRICT OF TEHAMA COUNTY
  • February 9, 2024 - The Chew family emailed the RESOURCE CONSERVATION DISTRICT OF TEHAMA COUNTY that based on their in-person meeting, their intention was to place an offer on the birthplace of their family because it is the only option to preserve the only structure left in Historic Chinatown and they would appreciate their cooperation. The Chew family had placed 3 contingencies in their offer: (i) retain all tenants, (ii) no alterations, and (iii) upon vacancy the building would be used for Asian American education purposes. The sellers agent asked via text message to provide a Purchase Sale Agreement and financial approval letter. The Chew family declined the real estate agents CALIFORNIA ASSOCIATION OF REALTORS form because they rather use a Purchase Sale Agreement drafted by an attorney for commercial property.
  • February 10/11, 2024 (Lunar New Year) - The Chew family requested the counter terms for the draft Purchase Sale Agreement & was told by the real estate agent to submit a best and final offer.
  • February 12, 2024 - The Chew family informed the real estate agent the lender is requiring a rent roll and provided an interim LOI from the lender as a preliminary approval until the rent roll is provided.
  • February 13, 2024 - The Chew family was told the seller countered on February 12th the RESOURCE CONSERVATION DISTRICT OF TEHAMA COUNTY and they accepted. Additionally, the real estate agent advised the seller proceeded with another offer because the response deadline was February 11, 2024 and the only consideration would be as a backup buyer because the seller/buyer is in contract. The Chew family asked if reconsideration can be made if they increased their deposit and was told no. The real estate agent disclosed a 10 day due diligence and a 60 day escrow.
  • February 14, 2024 - at 4:10 pm the RESOURCE CONSERVATION DISTRICT OF TEHAMA COUNTY notified the Chew family they were in escrow and undergoing due diligence.
  • February 16, 2024 - Tenants were issued a notice to vacate.
