Rethink the Broadway Plan - Save Kits!
The Issue
Whereas:
- Kitsilano is presently one of the most dense areas of Vancouver with a wide range of rental housing, much of it larger and more affordable than other areas.
- Tenants who will be evicted from their homes for demolition face an uncertain and stressful arrangement which causes much personal disruption.
- The proposed “below market" housing elements of the Broadway Plan will be unaffordable to the vast majority of people looking for affordable housing.
- The Broadway Plan promised that "New development should include architecture and building forms that respond to the evolving local context, including topography and elements of neighbourhood character”. 20 storey towers on quiet residential streets undermines that promise.
- The Broadway Plan, as it applies to Kits, fails to consider the impacts of massive projects of 20,000+ new homes in the vicinity, such as Senakw (6,000) and Jericho Lands (13,000), and the impacts of recent major changes to zoning regulations in the context of all of Vancouver.
- Numerous ex-planners and housing professionals have big concerns about the pace and nature of the Broadway Plan, which is far exceeding the stated 30 year build out after just two years.
We, the undersigned, request that the Broadway Plan be reconsidered to avoid evictions and to respect the quality and character that make Kitsilano such a desirable place to live for people of all income levels, ages and backgrounds.
We ask that the City return to the community for meaningful engagement with residents about the future of Kits and how it can evolve, welcome new residents and new housing, while avoiding the demolition of existing affordable housing.
