The Issue
There will be additional meetings held & we need to continue to let the collective voice of the community be heard! See the attached graphic with additional meeting info, provided by the Magnolia Coalition. We need everyone to keep with this! NO MAGNOLIA MEGASITE!!!!!!!!
The county has a portal website that is open to comments & questions about the proposed rezoning. We are asking everyone to go to the county portal to post their comments & concerns as these comments have to be recorded. Here is the county portal for comments & concerns

We are also asking you to Sign this petition to let the county know that a Magnolia Megasite is not wanted or needed. We need to let the county know that they can’t sneak this past us! Think about the environmental implications of an industrial megasite near our homes, new schools, & major source of drinking water. Sign the petition to let your voice be heard!!!!!!! Remove the I2 zoning!!!! We want more than just plastics removed from the list of acceptable uses!!!!!
What is the “Magnolia Megasite?”
The county purchased 1,800+ acres in Moseley and would like to rezone it Industrial-2 with permitted uses that include the following:
Plastics Manufacturing: Major emissions from plastic production processes include sulfur oxides, nitrous oxides, methanol, ethylene oxide, and volatile organic compounds.
Pharmaceutical Manufacturing: Toxic by-products can leach into the groundwater negatively affecting wildlife and human health
Semiconductors: require 20 million gallons of water a month that has to be disposed of as waste because the manufacturing process requires the use of large amounts of hazardous chemicals
Data Centers: very noisy and can be heard for miles due to the HVAC equipment (airconditioners) from the fans, condensers, compressors and evaporators
Why are residents opposed to the rezoning?
• PROPERTY VALUES: An industrial mega-site would have a negative impact on property
values in and around Moseley.
• PROXIMITY TO HOMES & SCHOOLS: The site is close to residential and future school sites.
• CONTAMINATION TO DRINKING WATER: The site is located on Resource-ProtectedAreas, wetlands, and a FEMA flood plain that feeds directly into the Swift Creek Watershed, our drinking water.
• TRAFFIC: Without proper infrastructure in place, our roads will be even more overwhelmed and inundated with large trucks.
• TAXPAYER’S MONEY: This project would cost tax-payers a fortune to get a site “shovelready” with no one lined up to develop it. Existing Virginia industrial sites have a poor trackrecord.
• QUALITY OF LIFE: This rezoning is inconsistent with the character of Moseley and
incompatible with the county’s comprehensive plan.
