STOP Re-Zoning from Single Family Home to Commercial in Waterway Neighborhood
The Issue
SAY NO to Re-Zoning our Neighborhood!
PLEASE SIGN the Waterway Neighborhood Association's petition against re-zoning on 67th Ave.
The Waterway Neighborhood Association strongly opposes, and is petitioning against a re-zoning application (#Z2021000103) of the SINGLE FAMILY HOME at 3900 SW 67 Ave., Miami, FL 33155 to BUISINESS RU-5A.
This re-zoning application will allow for additional commercial buildings to be built along 67th Avenue replacing and abutting single-family homes. Help us to STOP big developers from bringing down property values and PROTECT the character of our neighborhood.

We all know there are many more appropriate places for a business, outside of our single-family home neighborhood zoned RU-1:
- There are currently several homes on Bird Road in the area that have been converted to businesses that are for sale or lease.
- Brick and mortar is suffering, there are offices for lease at Bird Ludlam Shopping Center, on the other south-side of Bird Road.
- There is unlimited office and retail space available at Marina Lakes Business Park off SW 72 Avenue between Bird Road and Miller Drive.
- The Bird Road Art District (BRAD) is mixed use and has plenty of office uses available there.
- On the south side of Bird Rd. to Marina Lakes Business Park, between SW 72 Avenue and Ludlam Trail, the single family homes there have been squeezed out. It is no longer a single-family home area, it is mixed in with businesses, warehouses, office buildings, restaurants, auto repair shops, and a roofing Truss Company. There are still a few converted home offices for lease there too.
- The BJ’s shopping mall, apartment and warehouse district, behind AD Barnes Park north, and south side of Coral Way at 71st Avenue, is much more suitable for office uses, than any of our single family homes.
- Ludlam Trail, on the south side of Bird Road, will be mixed use, with multiple high density, 8 story apartment buildings going up from SW 40 -48 Street, with business and retail offices below, scheduled to be available in 2022. *Ludlam Trail will take an additional 9 years, for a completion date of 2030.
- As you can see by the aforementioned, there are many high-density areas surrounding our single family home neighborhood, and any new commercial uses should stay outside of our neighborhood zoned RU-1. This application will require multiple variances to be rezone to RU-5A business, and WE OPPOSE THIS REZONING APPLICATION #Z21-103, and any variances required to rezone.
This petition will be presented by Waterway Neighborhood Association at the upcoming zoning hearings when they are scheduled. We encourage residents to sign and attend if at all possible.
