Residences at Villa Medici: We Stand Together to Save Our Community
The Issue
THE PURPOSE OF THIS PETITION IS TO RAISE AWARENESS, DEMONSTRATE SOLIDARITY, AND PERSUADE OUR ELECTED OFFICIALS THAT OUR COMMUNITY NEEDS HELP!!
This Petition is for all Unit Owners, Investors, Managers, Tenants, and Residents who are stakeholders with an interest in the future of the Residences at Villa Medici Condominium Association, Inc. If you are a stakeholder in our community, please sign this petition and share with other Villa Medici stakeholders.
We join together to demand sweeping reform at Villa Medici! We call upon the current Board of Directors, Officers, and Managers to work in the best interests of the community, as they are required to do by law. We demand that they immediately execute the following changes:
- Adhere to association bylaws and Florida law.
- Make available all Official Records to all owners as defined by FL law §718.111(12) for inspection and copying, especially records from 2023-present.
- Stop collecting money for the 2025 Special Assessment until all Official Records, including but not limited to bank statements and all financial records, plus contracts and bids for all work related to the Special Assessment, have been collected by owners.
- Selective enforcement of who pays the Special Assessment on what schedule is unacceptable. Provide a payment schedule to all owners.
- Stop authorizing shoddy work around the community, including but not limited to painting over building rot, damages, holes, etc., improper filling of pavement craters, putting a bandaid over broken, rusted stairs instead of replacing them.
- Stop paying - or claiming to pay - a premium on sub-par work being done anywhere on Villa Medici property.
- Stop authorizing new work until all Official Records have been collected by owners.
- Conduct a special election with the 4 known new Board of Directors candidates on the ballot: Elizabeth Brown, Cesar Custodio, Daniel Sanchez, Ivy Spera, along with anyone else who may have submitted their Notice of Intent to run for the Board.
- Staff the association office with competent individuals who function in their job role to conduct proper association business. Phones and emails must be answered. Requests for repairs or other common-area issues must be addressed in a timely manner. Language cannot be a barrier.
- Stop retaliating against owners, managers, residents, or anyone who goes against what you are doing.
- Stop levying fines and/or fees that are not in accordance to FL law and/or association bylaws.
- Stop charging owners twice for the same monthly assessment payment.
- Reimburse fees that were erroneously charged to owners.
- Set up a Fines Committee and monthly hearings for all future fines levied against owners.
- Reimburse 2024-present fines to owners that did not go through proper Fines Committee processes.
- Pay all taxes on the two units owned by the association, including delinquent taxes.
- Fire the thrice-suspended John A. Leklem as the association attorney.
- Resign from the Board due to the overwhelming neglect and failure to exercise your fiduciary duties as is required for any member of the Board of Directors at Villa Medici.
