Request for support in opposing countryside rezoning.
The Issue
I live on Miami Road, south of Roosevelt Road, but lived in Miami Trails forever it seems, as one of the daughters of Dick and Marty Greulich (hosted the parade for decades). As a lifelong 'southsider' I appreciate the tranquility of our area, free from the constant expansion the north side experiences. I have concerns that potential changes may impact our area and open the door for further commercial ventures. A 1.5 acre vegetable stand on Miami Road (Barn Swallow Farm) is petitioning to have their property rezoned to allow for the conversion of their 5,000 square foot barn to be renovated into a venue for weddings, parties, etc. We oppose this rezoning for the following reasons:
1.) Does not meet the criteria for agri-tourism. The venue must be accessory to the farm, with the farm being the primary source of income. Both petitioners have non-farming employment.
2.) Incompatibility with land use. The barn is in a residential area with no commercial venues nearby.
3.) Adverse traffic impact. This will cause additional traffic on a 2-lane highway with speeds exceeding 55mph, causing a hazard.
4.) Public nusiance and safety. Noise from the venue will be disruptive to the quiet neighborhood. The barn will not be air-conditioned, cause music to travel further.
5.) Decrease of property value/marketability. Potential buyers may be deterred by a commercial venue in a residential area.
6.) Permit goes with the deed. If property is sold the venue goes to new owners who may have visions of expansion with little recourse for neighbors.
If you appreciate the slower growth of the south side, please consider signing this petition opposing the rezoning of this property. It seems that once the door opens to a commercial venture it can quickly grow into something much larger than initially described. The petitioners are requesting support from the entire county, from people who aren't in this area and will not be impacted by this venue. The only benefit to this proposal will be the financial gain of the petitioners, to the detriment of neighbors who are being asked to accept and contend with disruption caused by a venue.
Thank you,
