Reject proposed zoning restrictions on short-term rentals in Augusta
The Issue
As an experienced Airbnb cleaner and lead field specialist working alongside a local host which manages approximately 50 short-term rentals in the CSRA, I see firsthand how these properties create work for local people. Restricting STRs could threaten the livelihoods of many independent contractors and small businesses.
As a small business owner, Airbnb cleaner, and field specialist, I have a firsthand view of how short-term rentals (STRs) benefit our community in Augusta-Richmond County. This isn't just a job for me—it's about supporting local livelihoods and driving economic growth. In my role as a lead field specialist, I visit STR properties on a daily basis to ensure they are clean, comfortable, and well-maintained to the highest industry standards. I see daily how these properties create job opportunities for residents.
The proposed revisions in the October 2026 draft of Augusta's comprehensive zoning ordinance could drastically change this landscape. If adopted, these zoning restrictions would prohibit homeowners in most residential neighborhoods from renting their properties for stays of less than 30 days. This proposal undermines the diverse charm and economic resilience of our community by limiting our ability to welcome visitors, who, in turn, spend money in local restaurants, shops, and entertainment venues.
Short-term rentals significantly contribute to our economy. According to a study by HomeAway, STRs generate over $1.6 billion in direct economic activity in Georgia, supporting thousands of jobs. Locally, these rentals employ independent contractors such as cleaners, maintenance workers, and local craftspeople, who rely on this steady source of income. Restricting short-term rentals would not only strip these individuals of their livelihoods but also impact small businesses that thrive on tourism.
Moreover, in many cases, short-term rentals allow homeowners to afford their mortgages, maintain their properties, and contribute to the local property tax base. This is essential for those who have invested in upgrading and maintaining historic homes that give Augusta its unique character.
We need practical solutions that support both residents and the burgeoning travel industry. Instead of outright restrictions, local officials should consider reasonable regulations that address concerns like noise, parking, and party houses without stifling economic growth. Policies could include licensing requirements, occupancy limits, and clear guidelines for hosts and guests to ensure safety and community harmony.
The proposed zoning changes do not just touch the interests of property owners, but affect the broader community, potentially resulting in economic stagnation just as we should be encouraging revitalization and growth.
We urge our local officials to reject these restrictive zoning changes. Let’s foster a balanced approach that embraces both community integrity and economic opportunity. Please sign this petition to support short-term rentals in Augusta and protect local jobs and businesses.
