Jimmie Tate and his Partners have no experience and should have no business developing a 250 yacht marina and this misplaced residential complex.
It is painfully obvious that their amateurish and naive Development Plan for Bahia Mar is out of touch with reality in so many ways, not the least of which is public safety and fire protection.
No Fire Marshall could ever approve such a high density residential complex in such close proximity to a 250 yacht marina with its tens of thousands of gallons of highly flammable fuel and combustible material.
There is no ingress nor internal access for heavy fire fighting equipment to the numerous multistory buildings much less the yachts in the marina. There are no fire lanes nor open space for heavy equipment to enter and maneuver. The narrow promenade is also blocked by landscaping which prevents fire fighters and equipment from getting close to the docks and sides of the buildings.
Mega-yachts are berthed 10-20 yards from multi-story buildings exposing residents to noxious fumes and emissions from engine exhaust and chemicals used in maintenance.
In an emergency, response time and infrastructure will dramatically impact the outcome of a fire and the level of damage incurred. Boat fires can be extremely hazardous. The materials and gases most vessels put off when burning are very harmful and cause the fire to burn extremely hot.
The design of this complex likens the chance of a fire rapidly spreading from a single alarm fire to a multiple alarm catastrophe. The proposed complex and the working marina are simply incompatible.
