Hi everyone,

The HOA sent out a follow-up email today (I will post the copy below).

It is important that petition signers email bmendes@rizzetta.com, letting him know we do NOT want any enhancements at this time if they will cost us extra, as they are going to attempt to discount this petition.

I also encourage everyone who can to join me at the board meeting on April 24th at 9am in the Anthem Park Clubhouse to express their wishes, whether you are for the enhancements or against them.

Here is the HOA message from the email that was sent out to all residents:

Dear Residents of Gramercy Farms CDD,

I would like to extend our heartfelt gratitude to everyone who participated by submitting their votes for the proposed enhancement project. Your engagement is helping to shape the future of our community, and we value each and every contribution. As we prepare for our upcoming Proposed Budget meeting scheduled for April 24th at 9am in the Anthem Park Clubhouse, I wanted to provide some additional insights and clarifications regarding the project, building upon the information shared in the recent E-blast.

It's crucial to emphasize that the proposed projects are suggestions from the CDD board aimed at understanding the preferences of individual homeowners regarding community enhancements. We've received an encouraging response, with 154 residents actively participating by submitting their votes to the CDD. The results of this collective input will be thoroughly reviewed during next week's meeting.
I want to stress the importance of adhering to the original instructions provided by the HOA team for your vote to be duly counted. Kindly ensure that your vote is submitted via email to bmendes@rizzetta.com, specifying your preference among the enhancement options (splash pad, pickleball court, mini golf).

It has come to our attention that there has been a petition circulated among residents through a Facebook group. While external feedback is welcome, it's essential to note that only votes submitted following the prescribed instructions will be considered by the CDD board due to the necessity of verifying their validity.

To address some concerns raised in the petition, I'd like to provide the following responses:

Enhancements and Increases: The board acknowledges concerns regarding potential increases in assessments. Rest assured; we are committed to responsible financial planning. Funding for approved projects can be spread out over several years to mitigate any significant impact on assessments.(Example: The CDD board can raise assessments $5 for the year and over the course of 2-5 years, have raised enough financials to account for the approved project.)

Breakdowns of Project Costs and Maintenance: Detailed cost breakdowns and estimates for each proposed project are as follows
Splashpad- Construction and oversight of this project will range from $80k-$150k.Annual maintenance would include additional water, and repairs. (average of $30k-$80k)

Pickleball Court- Range to build is $28k-$37.5kAnnual maintenance would include nets, and pressure washing. (average of $300-$1,200)

Mini Golf- Range to build is $40k-$100k.Annual maintenance would include turf cleaning, repairs. (average of $1,500-$10,000)

Consideration of Equipment: Residents should note that equipment for the proposed amenities is the responsibility of individual users, thus minimizing costs for those who may not utilize the amenities.

Location and Traffic Control: The proposed area (playground near sweet acres pl) is a field that unfortunately has had water retention issues throughout the history of the community which is why the original project that was to be considered in this area was a splash pad. During the summer months this area tends to hold heavy water and at some point, either an enhancement project or additional drainage will have to be considered in this area. (Note: this is why this area tends to have more weeds and ants) Additionally, traffic control falls under the jurisdiction of the city/county and is beyond the scope of the CDD's responsibilities.

Project Conceptualization: The proposed enhancement project has been the subject of extensive discussions within the board over the past year. Our considerations have been informed by industry trends, community development strategies, and feedback from residents, aiming to enhance the overall appeal and culture of our community.
