Say NO to Pinery 40 Higher Density Zoning

We OPPOSE the Pinery 40, LLC. proposal for higher density development and change to the current zoning of the PA63 (the 46 acres behind the Colorado Horse Park.)  Pinery 40,LLC recently acquired this property and has filed a presubmittal for a major amendment to current zoning that would allow high density housing, and exponentially increase the density from 15 units to 60 units.  

The proposed amendment is not consistent with the development standards, commitments and overall intent of The Timbers development adjacent to the Colorado Horse.

We must say NO to HIGHER density housing in the PInery 40 of the Timbers! Increased density could have a significant impact on our community.

  • Erosion and drainage issues (Protect Timber's Creek from further damage)
  • Increase light and noise pollution
  • Safety and traffic concerns
  • Impact natural movement of wildlife and displaced animals from their homes
  • Home values and median prices could be pushed downward
  • Negative impact on The Timbers  overall quality of life
