Protect our public beach property
The Issue
BROWARD RESIDENTS, WE NEED YOU TO SPEAK UP! Public lands, and specifically our beachfront properties, should be protected for the enjoyment and benefit of all citizens. In addition, poor decision making when it comes to planning and development of our narrow, low lying barrier island may put residents at risk both physically and financially. This is a mandatory hurricane evacuation zone on a narrow, low lying barrier island. The property will continue to have issues with flooding, king tides, sea level rise, and storm surge. Many residents are concerned about a possible 99 year lease of our public oceanfront land involving a private condo tower. Many residents would like to see the property preserved for public use, and do not wish to see a private skyscraper on this community area of our shoreline. Some residents have said that the project is in conflict with Hollywood's own Zyscovich Beach Master Plan and also the County's resilience planning. We do not need a private condo tower in order to improve our community center. If it is a good project, then the City of Hollywood should not be afraid to put the project to a vote by referendum. This land use change was unfortunately approved in a 5-2 vote by the Hollywood City Commission on Dec 10, 2025 and will now go to Broward County for approval or denial. Sign this petition to ask the Broward Planning Council and Broward County Commission to deny this land use amendment. Do not rezone this public property. Keep this beautiful oceanfront property public community space. No private residential on this land.

Background: In 2022, the City of Hollywood entered into a public/private partnership with a developer involving 4 acres of city-owned land at 1301 S. Ocean Drive (Azalea Terrace). The plans involve a private luxury condo tower where there is currently only a beach community center, library, shade cover, and public beach parking on 3 of the 4 acres. One of the 4 acres was purchased with federal Land and Water Conservation Funds for the purpose of a public park and parking lot and will also be redesigned/altered. Many residents came to speak against the project, saying that the benefits/improvements offered by the developer were not worth a skyscraper on community open space. To facilitate the 1301 project, per City staff, land use plan amendments (LUPAs) from both the City and Broward County were required. However, in May 2023, Hollywood’s Planning and Development Board voted UNANIMOUSLY to recommend a rejection of the LUPA. The applicant had concurrently submitted their LUPA requests to the City and County, however, the developer withdrew the County LUPA application to address Planning Board and other concerning feedback from the County's resilience staff. The project did not move forward for roughly 2 years. In Dec 2025, the city of Hollywood voted to approve the land use amendment in a 5-2 vote. Most residents do NOT want 27 to 30 stories on our public oceanfront land.
Let's stand together to safeguard our public land from private condo towers. We also want to make sure that this project is not going to cause future harm, either physically, environmentally, or financially. Ask the Broward County Commission to deny this land use amendment. Do not rezone this property from community space to medium high residential.
