Proposed Aragon Development of Trio's Gravel Pit Site - 755 Cordova Bay Road

The petition below is a request for Saanich Council to provide the Cordova Bay community with a public consultation for the proposed Aragon development. Aragon’s proposed initial development of 335 units has somehow ballooned to 1160 units! Our community has not been consulted about this and we have NOT been given the opportunity to provide OUR input.

Just to put in perspective here, this amount of density will create approximately 2,916 new residents, 1,398 new cars and over 7,000 car trips per day! The population of this 26-acre site will be larger than the Vancouver Island’s towns of Port McNeill, Tofino and Ucluelet. 

The intention of this petition is to deliver our collective concern, by providing as many names as possible, then forwarding this to the Mayor and Council.

We are also still working behind the scenes here to ensure we can present a strong and unified case for both input and dialogue. Will continue to keep everyone updated the best we can on any changes.

 

To Whom It May Concern:

           Saanich Council please address the Cordova Bay Residences concerns set out below before giving your Approval to Aragon to proceed with the Project:

 1. Roads - 1160 units could produce 2000+ new residents and possibly 1500 vehicles. The existing road system is incapable of handling the increased capacity associated with the proposed development. Road accessibility, safety, visibility, and traffic density, are the major concerns.

2. Densification - Aragon's current proposal shows only attached units, featuring one 15, one 13, one 11, two 10, two 6, five 5 Storey High Rises, as well as 25 3-storey Townhouses!  In addition, there will be three 6-Storey rental buildings. This amount of densification does not conform to the surrounding semi – rural and forested fabric of the Cordova Bay area. It simply DOES NOT fit. 

3. Non-market portion of housing - How does Saanich propose to manage this portion that Aragon does not control or own?  Will Saanich put the necessary support systems in place for these residents? What are they?  

4. Public Services — Do the fire, life, and safety (fire services, hospitals, and police forces) have the capacity to deal with any issues associated with the development? If not, how and when will they be upgraded? Is existing capacity of the storm, sewerage, and electrical systems large enough to meet the requirements associated with this development?

5. Schools - Are the current schools in the area capable of managing the increase associated with this development? If not, when and where will new schools be constructed?  

6. Community Development - Where and when will Community Developments (halls, sports facilities, etc.) be constructed, to support the influx of residents? 

7. Liquefaction - Geotechnical issues are well documented with this site.  What studies will be taken prior to development, to assure future community safety?

We are not against change. However, we were devastated to discover that Aragon's proposal had jumped from the original proposal of 335 to 1160 units! 

We trust that Council will consider our concerns and look forward to receiving your full support in resolving these issues.
