Promote Intelligent Development of North Bay Village Harbor Island
The Issue
The developer of the properties at the end of East Drive in North Bay Village’s Harbor Island is seeking approval to construct 50-story towers, reaching a height of 500 feet, utilizing a 188-foot Bonus Height Amendment. If the North Bay Village Commission approves this proposal (first reading on December 10, 2024/second reading on January 21, 2025), the towers could be twice as tall as any other buildings on Harbor Island.
In 2017, a petition with 259 signatures successfully opposed an increase in building height for a development on Harbor Island (21-story 7918 West Drive - construction now halted). Now, in 2024, residents of North Bay Village are once again facing the prospect of increased building heights on Harbor Island.
We believe that development on North Bay Village’s Harbor Island should be approached with care, respecting its natural beauty, supporting its economy, and enhancing residents’ quality of life. We urge the North Bay Village City Commission to consider the long-term impacts on infrastructure, the environment, and aesthetics in their planning decisions. Let’s protect our skyline, habitat, and community.

The Second Reading for Final Passage of Ordinance 13.A. as sponsored by Commissioner Richard Chervony and Harbor Island Commissioner Andy Daro, Amending Section 8.12 "Bonus Height" of the Unified Land Development Code is up for final passage during this January 21, 2025 meeting. All North Bay Village and Harbor Island Owners/Residents opposing this 188-foot Additional Building Height Amendment that would allow the Developer to construct 50-story towers on East Drive are urged to attend. The Developer or the NBV City has not made any plans for this development available to the public.
On the Agenda is also a new Item 14.A.A. Discussion of a Special Area Plan Amendment as a Possible Alternative to the Bonus Height Ordinance Sponsored by Mayor Rachel Streitfeld. Details on this Amendment are limited.
