Prevent Construction of Outdoor Padel Courts, Rooftop Restaurant - 120 Leroy West Village

The Issue

Our Petition is to stop the SLA(State Liquor Authority) from approving a liquor license for 609 Greenwich LLC/Mogador Greenwich LLC. This is a group that would like to open a top floor and outdoor rooftop PRIVATE MEMBERS health club/bar and restaurant at 120 Leroy Street(Soul Cycle building).

  • This is less than 100 feet from many residential apartments.
  • This would be in conjunction with 3 outdoor padel courts which far exceed reasonable sound levels. They usually operate at levels of 50-90 dec, often sounding like gunshots, accompanied by constant yelling and swearing.
  • This facility would be open from 7am until midnight every single day/night - with the indoor table service serving food and alcohol until 11pm, and outdoor seating areas open until 11pm.
  • Padel courts are a rising cause for neighborhood concern both in the US and overseas. The standard that has been determined is that residences should not be within 100 meters/328 feet, at a minimum, from a padel court. 
  • This facility would greatly impact traffic and parking as well as a massive increase in sidewalk noise from patrons. There is no nearby public transit and only one small(and very full) garage that is not open 24 hours
  • The applicant has not provided any real information about the sport court lighting they would need and will undoubtedly be extremely bright and offensive, and mounted up very high

This project was almost unanimously opposed by the community board and by many many neighbors, as well as our by state senator and our state assembly member. Their application has been extremely dishonest from the beginning and we are working hard to get accurate information to the liquor authority so this can be stopped. The applicant was told by the SLA to meet with the community to come to a compromise and they refused to do so.

The project violates many zoning laws, many of which have already been circumvented in their application. It would undoubtedly be a massive problem due to extremely excessive noise, bright stadium lighting, parking issues, and both vehicle and foot traffic/noise in our quiet neighborhood.

We need as much support to fight this venue as we can get!

What can you do? Three things:

  1. Sign and share this petition
  2. Write letters to the SLA(state liquor authority) in opposition by March 6th. If you have any supplemental material you wish the Members of the Authority to review, it must be received in Secretary’s Office no later than 2:00 p.m. on 03709/2025 in order to afford time for the Members to review.  Documents should be emailed to fbsupplemental@sla.ny.gov. Any material received after 2:00 p.m. will not be accepted or considered. PLEASE INCLUDE ANYTHING SPECIFIC AS TO HOW THIS EFFECTS YOU AND YOUR QUALITY OF LIFE.
