Preserve Vistancia’s Character: Oppose the Rezoning to Allow 200 Two-Story Townhomes
The Issue
The Peoria Planning & Zoning Commission and City Council are considering a rezoning application for 74 acres in Vistancia that would allow the development of 200 two-story townhomes, with lot sizes as small as 2,500 square feet. This proposed high-density development would be along El Mirage Road and directly adjacent to the one-story, high-value homes in Blackstone Country Club, Mystic, and Sunset Ridge. Forcing high-density townhomes into a low-density, established neighborhood is incompatible with the surrounding area and shows a lack of thoughtful community planning. We need your help to protect the character and long-term value of our community.
Homeowners in this part of Vistancia purchased with the clear understanding that this land was zoned “Suburban Ranch” in the Vistancia Planned Area Development plan, allowing only two homes per acre. Changing that now undermines commitments made to residents and sets a troubling precedent for zoning across the community. Higher-density housing like this townhome project has a place in Vistancia, but it belongs in areas such as Five North that were intentionally planned for this type of development.
This proposal would also significantly increase traffic along El Mirage Road. Hundreds of additional residents and vehicles would only diminish the quiet, open feel that drew so many families here. The impact is especially severe for Sunset Ridge and Blackstone homeowners who paid a premium for view-fence lots overlooking the desert, as the project would replace protected views with two-story rooftops, reducing privacy and property values.
