The Issue

To the Cape Coral Planning & Zoning Commission and the Cape Coral City Council
We, the undersigned residents and property owners of Cape Coral, Florida, formally state our strict opposition to any Future Land Use Map (FLUM) amendments, comprehensive plan changes, or rezoning requests that would transition the 40-acre agricultural parcel located at 3301-3501 Caloosa Pkwy into a residential development or apartment complex. The preservation of this agricultural land is vital to the infrastructure stability and safety of our surrounding neighborhoods. We request that the City of Cape Coral maintain its current low-density zoning or acquire/utilize the land for alternative municipal infrastructure and
community assets, including:
1. Stormwater Management & Flood Prevention: Utilizing the 40 acres as a regional retention basin to protect nearby homes from severe drainage and flooding issues.
2. Public Park Expansion & Eco-Preserve: Converting the space into a passive nature
park or eco-preserve to support local wildlife and expand city green space.
3. Infrastructure Buffer: Preserving the low-impact nature of the land to prevent
compounding traffic bottlenecks on our local residential roads.                                                4. Low-Impact Agri-Tourism or Conservation: If the land remains privately held, it should be restricted to low-impact agri-tourism uses—such as a botanical garden, equestrian space, or native tree nursery—or placed into a conservation easement. This preserves our neighborhood's rural drainage buffer while protecting the City's fiscal resources.
By signing below, we urge our elected officials and city planners to deny any residential developer applications for this parcel and protect our community's safety, value, and quality of life.
