Gated Rentals is proposing approximately 300 high-density rental tiny homes on only 19 acres in our peaceful rural community. Before a project of this scale moves forward, residents deserve assurance that the permitting, engineering, and infrastructure planning accurately reflect how the property will actually be used.

A major concern is that the project is being permitted as an RV park, yet the existing model promoted by Gated Rentals represents full-time residential living. These are two very different uses with very different impacts.

If residents will be living there full time, the assumptions used for infrastructure planning significantly understates the true demand on:

• Water usage and capacity

• Sewer/wastewater needs

• Drainage and detention requirements

• Daily vehicle traffic

• Safe and dependable access for residents, neighbors, and emergency responders

Permitting should be based on the actual intended use and should require infrastructure adequate to support the development and protect the surrounding community.

Pearson Road and the surrounding roads were not designed for this level of density. These rural roads include narrow sections, limited access points, and challenging curves. Adding hundreds of additional vehicles without adequate improvements raises serious concerns about traffic safety, emergency response, and the daily reliability of access for everyone who depends on these roads.

Our community also values the natural environment that makes Pearson Road special. For years, neighbors have photographed and shared sightings of the beautiful eagles and wildlife living among the mature trees and natural habitat in this community   This high density heavy concrete design with limited green space and trees is not compatible with our community and does not present healthy environment for residents in and around the development   

We believe growth can and should happen — but it must be responsible growth. Development should include thoughtful planning, accurate and reliable permitting, adequate infrastructure, and respect for the character and sustainability of the community.

We ask local officials to require a complete review of the Pearson Road development to ensure the project is permitted based on its true use and that the necessary infrastructure is in place before approval.
