
As you may know, the Board of Supervisors approved changes to the Comprehensive Plan language concerning the AT&T Site. Although the changes are not what we wanted as a community, based upon the community’s active role in writing to government officials, attending meetings, speaking up at community meetings as well as participation in petitions and feedback surveys, we did make a difference!
ACCOMPLISHMENTS
The proposed density FAR of 1.0 was reduced to .88 FAR which I am estimating to be a reduction of about 75 dwellings.
The proposed retail of 120,000 was reduced to 101,565 square feet. A 15 % reduction.
The proposed park land was moved to a better location and increased from ¾ of an acre to 2 ½ acres including the park land connecting Borge Park to new park land.
The Developer allocated 12,000 SF for daycare and 7,000 SF for community space.
The Board of Supervisors approved a Transportation study for the Chain Bridge Corridor.
All of the above would not have happened if our community had not voiced our concerns regarding the proposed changes.
NEXT STEPS
The next step is for EYA to submit a final rezoning application based upon the .88 FAR and detailed site plans including transportation improvements as well as proffers. The Fairfax County departments have already provided feedback on their initial site plan which was based upon a 1.0 FAR. Smart Growth was pleasantly surprised concerning many of Fairfax County pre-site review comments.
Their many comments included:
- Improvement of the community's current streets and intersections to calm vehicular traffic and ensure pedestrian safety,
- Provide a direct, publicly accessible street from White Granite to Jermantown,
- More park amenities, connectivity and and open spaces,
- and designing the proposed main retail street more pedestrian friendly.
THE NEED FOR CONTINUED COMMUNITY INVOLVEMENT
During the rezoning phase there will be lots of decisions made such as:
- What current roads/intersections will be improved for vehicle and pedestrian safety?
- What amenities will be provided for the parks?
- What purpose will the community space be used for?
It will be important for our community to be involved in these decisions.
