The Issue

To: Greenleaf Capital Cc: Pinellas County Commissioners, St Petersburg City Council Memebrs, Tierra Verde Residents, Business Owners, and Concerned Citizens

We, the undersigned residents, visitors, and business supporters of Tierra Verde, strongly oppose the proposed demolition of the existing retail space at 120 Pinellas Bayway S Tierra Verde, FL 33715 to make way for a large-scale 711-boat storage facility, private club, and swimming pool.

Why This Matters:

Preserving the Island’s Beauty & Character: The proposed facility is an eyesore that would drastically alter the aesthetic and natural beauty of Tierra Verde. One of the island’s most defining features is its stunning, unobstructed views and quaint island feel. This massive development would ruin the scenic charm, diminish the uniqueness of the location, and negatively impact the overall atmosphere that makes Tierra Verde a special place to live and visit.

Preserving Local Businesses & Community Spaces: The current retail space supports local entrepreneurs and businesses that are essential to our community. These businesses provide services, employment, and a sense of identity for residents and visitors alike.

Maintaining Walkability & Accessibility: Tierra Verde’s charm comes from its pedestrian-friendly environment, where families and visitors can safely walk to shops, restaurants, and community spaces. Replacing this with a private facility would significantly reduce public access and eliminate key amenities that serve both locals and tourists.

Preserving Community & Family Memories: The current retail space has been a part of Tierra Verde’s fabric for years, serving as a gathering place for families, friends, and visitors. Its destruction in favor of a private facility would erase years of shared experiences and remove a vital part of our island's character.

Traffic & Infrastructure Concerns: The proposed development will create significant traffic congestion, particularly at the limited roadway access points in Tierra Verde. This will lead to dangerous backups, further strain on the already limited parking, and increased pressure on the only remaining gas station, making daily life harder for residents and visitors.

Hurricane Wind Impact & Structural Concerns: Given the recent hurricanes and subsequent damage to surrounding marina and boat storgae facilites and Tierra Verde’s location, a structure of this scale must undergo a comprehensive wind assessment to evaluate how hurricane-force winds would impact the surrounding community and the nearby bridge. The potential for increased wind effects and debris hazards must be carefully studied before proceeding with such a development.

Preserving Tierra Verde, Our Requests:

We urge the developers, local government officials, and stakeholders to reconsider this proposal and instead work toward a solution that:

Protects the natural beauty and character of the island by ensuring future developments align with the aesthetics and values of the community.

Maintains or enhances local retail and dining spaces for residents and visitors.

Supports small businesses and ensures they are not displaced.

Preserves the walkability, accessibility, and unique community charm of Tierra Verde.

Conducts a thorough community impact study to assess traffic, environmental, and economic effects before proceeding with redevelopment.

Requires a full hurricane wind assessment to determine the impact on the surrounding community and bridge.

By signing this petition, we express our collective opposition to this redevelopment and demand that the community’s voices be heard in shaping the future of Tierra Verde.

Sincerely, Natalie Winslow 727-251-7208 natalie@thegymtierraverde.com
