To: planning@cannockchasedc.gov.uk Subject: Objection to Planning Application CH/25/0248 – Wimblebury Road Development

Wimblebury Road Objection
I’ve submitted our formal objection to application CH/25/0248 for up to 435 homes east of Wimblebury Road. Here are the key reasons we continue to fight this development:

Contaminated Land Risk The site sits entirely over a historic landfill and a Secondary A aquifer. No Phase 1 Desk Study or Phase 2 Detailed Site Investigation has been provided, so there is no guarantee that heavy metals, hydrocarbons or landfill leachate won’t pollute the aquifer or nearby streams during construction.
Green Belt Protection This parcel remains designated Green Belt. National policy demands very special circumstances before any loss can be approved, yet the application offers no justification to override the strong presumption against development here.
Ground Stability Parts of the site fall within both low-risk and high-risk Coal Authority zones, indicating historic mine workings and fireclay extraction that could lead to subsidence. No Coal Authority consultation or ground stability report has been published.

Infrastructure Capacity, Traffic and Noise Local sewers are at capacity; adding hundreds of homes risks sewer overflows into local ditches. roads will face extra HGV movements and daily commuter traffic, pushing noise levels above DEFRA daytime thresholds.
Protected Species – Great Crested Newts Great crested newts are fully protected under national and European law. Although there are no permanent on-site ponds, newts can travel up to 250 m from breeding ponds and use terrestrial habitats here. We need:

eDNA and traditional trapping surveys of all nearby waterbodies
A European Protected Species licence from Natural England before any groundworks
A mitigation plan including creation of new breeding ponds, amphibian-friendly fencing, dedicated underpasses and ongoing monitoring
What We’re Demanding
The application must be withdrawn until the following are submitted, reviewed and approved by the council:

A full Phase 1 and, where necessary, Phase 2 contaminated-land risk assessment with remediation and validation plans
Evidence of Coal Authority consultation and a ground stability assessment
A traffic impact assessment and noise survey

Justification for any proposed change to the Green Belt boundary supported by very special circumstances
Please sign and share our petition to protect our water quality & Green Belt. Let’s keep Wimblebury Road safe, green and sustainable.
