

Page County Needs Stronger Short-Term Rental Regulations: Make Your Voice Heard

The regulations proposed to the Board of Supervisors are far too weak to accomplish anything. We're at a critical moment in Page County's history. Decisions made in the next few months will shape this county for decades. Without strong regulations now, the future of Page County will be changed forever, and there will be no going back.
IF YOU ALREADY OWN AN STR: THIS IS NOT AIMED AT YOU
Every rule in this petition protects existing owners, your existing rental would be grandfathered in. This is about slowing new growth, protecting you from a glut of new competition, and protecting our rural character.
Short-term rentals have grown fast here. New homes are being built just to be rented to tourists, in neighborhoods, farmland, and woods. More than half of that money goes to outside investors and real estate companies, not Page County families. We're already feeling it: tax bills jumped 45–300% in the January 2026 reassessment, renters are getting priced out, school populations are shrinking, and the county is being carved into ever-smaller lots. This isn't a future problem, it's happening right now.
THE BOARD MUST PASS STR RULES THAT:
- Keep housing affordable for the people who actually live here
- Protect our neighborhoods and rural character
- Make sure Page County residents — not outside investors — benefit from tourism
- Actually manage growth, instead of surrendering to the real estate industry
- Protect the rural nature that makes living here a pleasure
IN PLAIN TERMSS WE'RE ASKING FOR:
- An easy, low-red-tape path for residents who live in their own home and rent it out sometimes
- Real oversight so big companies and outside investors can't buy up multiple properties unchecked
- Large-lot requirements for commercial-style STRs, and real review (not automatic approval) for new rentals on farmland or in the woods
- A real cap on how many STRs can concentrate in one neighborhood, zoned so non-owner-occupied rentals aren't allowed in regular neighborhoods at all, are capped in designated tourism areas, and reviewed individually in rural zones
- A 3-year ownership requirement before a property can become a non-owner-occupied rental- long-term investment, not a quick fli
- Real enforcement: actual fines, and permit loss for repeat violators
