The Issue
The Proposal
SmartCentres has submitted a rezoning application with the City of Barrie to devlop the land at 15 Harvie Road. The proposal includes mid-rise and low-rise condo buildings (4 - 6 stories) and townhouses as well as industrial structures.
If this development is approved, the population of the small neighbourhood bound by Hwy 400, Harvie Road, Veterans Drive and Thrushwood Drive will more than double! This will be a densely populated neighbourhood.
The Impact on the Neighbourhood
The traffic will increase drastically. We are concerned that streets like Brookwood Drive and Thurshwood Drive, which are already crowded, will see increased traffic similar to some thoroughfares. There will be increase in street parking, which can impede emergency vehicles during busy times.
The quiet neighbourhood will be exposed to extremely high levels of noise pollution during construction. And once the condo buildings are built, sunlight levels on our streets will reduce. The buildings will tower over the surrounding houses and change the personality of our neighbourhood.
The field, which is used for farming, greenspace and provides a shortcut to pedestrians connecting to Caplan Avenue, will become a construction site. Even if the developer claims that the construction will not impact the neighbourhood, we know they can't control dirt and debris from being tracked through our streets.
The loss of open space will impact the health of the neighbourhood residents - both mental and physical. We will lose the field, where many of us walk our dogs, as well as access to open space with no towers blocking our views.
This development will impact our quiet neighbourhood and pedestrian safety, traffic levels, motor vehicle accidents and all the issues that come with a densely populated neighbourhood.
We acknowledge that the City of Barrie wants to increase affordable housing, but putting up poorly planned homes at high prices will not help those who need affordable housing options.
